Deck Pulling Away From the House in Omaha, NE

The gap where your deck meets the house is the ledger board starting to let go, and that ledger is the one piece of wood carrying about half your deck back into the house.

WHAT THE GAP IS TELLING YOU

A Separating Deck Is a Ledger Problem

The ledger does more work than anything else on the deck.

When it begins to pull away, it is almost always one of three things: the fasteners have loosened and worked their way out, the wood behind the ledger has rotted, or it was never bolted into the house correctly to begin with.

A ledger that fails is the most common way a deck comes down with people standing on it, which is the whole reason a gap at the wall is worth stopping for instead of filling.

Screwing that gap shut just hides the one thing an inspector, and gravity, are both going to find anyway.

BEFORE YOU CALL ANYONE

Work Through These Three Checks First

1

Is there a gap where the deck meets the house?

Stand where the deck framing meets the siding and look straight at the joint.

A deck that is still doing its job sits tight to the wall, with no daylight behind the board. A gap you can slide a quarter into, bolt heads that have walked out of the wood, or screws pulled clean through all say the same thing, that the connection is carrying more than it can hold.

If that gap is getting wider, or the deck has dropped on the house side, get everyone off it and keep them off.

2

Is the wood behind the ledger soft or stained?

Press a screwdriver into the house rim board just under the deck, and into the ledger itself, then look for dark streaks bleeding down the siding below.

Wood that gives or crumbles is rot, and rot in this spot means water has been sitting behind a ledger that went on without flashing.

Once the band joist on the house has gone soft, the bolts have nothing solid to bite into, and the deck has to come off the wall before that wood can be rebuilt.

3

Does the deck shift when you walk near the house?

Walk the deck close to the wall and pay attention to your feet.

Feel for the whole structure swaying, or easing away from the house as you cross it. That side-to-side give means nothing is tying the deck joists back into your floor framing, so the ledger bolts are taking a sideways pull they were never rated to handle.

A deck that drifts from the wall under ordinary foot traffic is one crowded evening away from separating.

SYMPTOM → DEFECT → CODE → REPAIR

What the Symptom Means and What the Code Requires

Physical Symptom Observed Underlying Structural Defect Building Code Reference (2021 IRC) Required Trade Repair
Gap opening between the deck and the house; bolt heads backing out Ledger fastened with nails or undersized screws that withdraw under load IRC R507.9.1.3
Ledger fasteners must be 1/2-inch lag screws or through-bolts, hot-dipped galvanized or stainless; nails subject to withdrawal are not permitted.
Re-fasten the ledger with correctly spaced lags or bolts, or replace the ledger
Dark staining and soft siding or rim board behind the ledger No flashing, so water sits behind the ledger and rots the house band joist IRC R703.4
The ledger must be flashed with corrosion-resistant metal not less than 0.019 inch thick to keep water off the band joist.
Remove the ledger, replace the rotted band joist, install flashing, and re-attach
The whole deck sways or drifts from the wall as people move on it No lateral load connection tying the joists back into the house floor framing IRC R507.9.2
Hold-down tension devices at not less than two locations rated at 1,500 lb each, or four locations at 750 lb each.
Install hold-down tension devices through the joists into the house framing
Ledger bolted to brick or stone veneer, gap opening at the veneer face Veneer is not structural and cannot carry deck load, so the attachment was never valid IRC R507.9.1
A deck ledger is not permitted to be supported on masonry or stone veneer, a bay window, or an overhang.
Convert to a free-standing deck, or attach through the veneer to the framing behind it
Rust streaks and corroded bolts along the ledger line Fasteners not rated for contact with treated lumber, corroding away their hold IRC R507.9.1.3
Deck ledger fasteners must be hot-dipped galvanized or stainless steel.
Replace the fasteners and any corroded connectors with corrosion-resistant hardware

The section numbers are from the 2021 International Residential Code, the model code Nebraska jurisdictions build on, and your inspector applies it as the City of Omaha Permits and Inspections office has adopted it, so confirm current local amendments before any repair is signed off.

Why Omaha Weather Turns a Small Gap Into a Failure

An unflashed ledger is a slow problem somewhere dry. Here it is a fast one, because the connection spends the whole winter soaking and freezing, over and over.

Every time water works in behind the ledger and freezes, it pries the gap a little wider, and every thaw pushes more moisture into the house band joist, so a joint that looked fine in August can be spongy by spring.

The ground gets in on it too. Footings that do not reach below the frost line heave when the soil freezes, and that yearly lift keeps working at the connection between the deck and the house.

Omaha wants the bottom of deck footings at least 24 inches down on solid ground for exactly this reason, and a deck sitting on shallow footings leans on that ledger harder every winter.

Any repair that reopens the connection to the house is inspected work, so it runs through the permit office and we file it as part of the job. You can read the specifics in our Omaha deck building codes breakdown and our guide to deck permits in Omaha.

SELLING YOUR HOME?

The Repair a Home Inspector Will Flag During a Sale

Past the safety side of it, this is the kind of thing that costs you at the sale.

A ledger is one of the first things a home inspector checks, and it is an easy one for them to read. Lag screws driven into siding, deck screws holding a gap shut, a ledger with no flashing in sight, all of it gets written up as a structural concern, and a flagged deck connection becomes a repair demand or a price cut right when you are trying to close.

A quick fix does not get past it, because the inspector is looking at the very connection this page is about, and the fasteners either meet the fastening and flashing rules or they do not.

An on-site structural audit tells you which of the five problems above you actually have, whether the house band joist is still sound, and whether the deck needs re-anchoring or a section rebuilt.

What Homeowners Said After We Fixed Theirs

Good decks don’t need a sales pitch. Here’s what the homeowners said anyway.

Luan’s crew did a fantastic job. They worked through some very difficult weather conditions and completed the deck timely.

That was a challenge since this was a 700 sq ft deck! They picked up any waste that was left in the yard, and responded timely to any questions or issues I had.

I highly recommend them for any deck repairs or replacement needs you have. It was a 5 star experience throughout

Fantastic work from Deck Bros. Brandon was very responsive.

I contacted several different companies to do repairs and they were one of the few that responded AND provided an estimate.

They provided me updates throughout the project. I recommend them for any of your deck needs.

I needed to get my deck replaced. The old one was literally falling off the house.

Rob Pond came out and gave us an estimate and talked us through the whole process.

The crew that came and replaced it worked very hard and got the job done in a day and a half!

We are very pleased with the results. Thanks Deck Bros. I will be recommending you.
