A lot of Elkhorn’s original decks are now 10 to 20 years old. Pressure-treated pine built in the early 2000s is at or near the end of its life. Composite from that era is often still structurally sound but ready for a surface upgrade. Both situations lead to the same question: repair, resurface, or start fresh.

Repair, Resurface, or Replace

Repair is right when the frame is sound, and the problems are limited to boards, a railing section, or a post.

Resurfacing means pulling the existing boards and railing, leaving the frame, and installing new material over it. The most common project we do in Elkhorn’s established neighborhoods. It works when the frame passes inspection. We assess every existing frame before committing to this scope.

Full replacement is warranted when the ledger has failed, multiple joists are compromised, posts have rotted at grade, or the frame and surface have both reached end of life together.
