Elevated, 156 sq. ft Cedar Deck In Lincoln

Part One: Initial Consultation

This was a deck so old that nothing about it was safe, to code, or beautiful.

Our clients wanted to replace it for quite some time, but the quotes they got were way out of their budget.

The deck was leaning off and it could’ve went down any given day.

After we talked over the phone about their project, we scheduled a consultation to look at their deck, discuss ideas, and plan everything.

Here’s what we discovered during our inspection…

Missing hardware

The framing was missing several nails, brackets, screws, and joist tape.

Old railing

The railing was wobbly and rotten, and it was not up to code.

Wrong posts

The posts were the wrong dimensions and rotting in the ground.

Rotten wood

The decking area was so rotten that this deck was very close to collapse.

Not safe

The stairs posed a major risk of collapse as the strings were rotten.

Part Two: The Design, Planning, Permitting

Because this was a complete replacement, this deck needed a design, plans, and permits. We took care of everything so our clients could enjoy a streamline, easy process.

Cross section plan

We required a 2×10 new ledger board, 1/2″ lag screws for it, 12″ o.c. maximum staggered with lateral connection and new flashing for ledger.

Footing plan

The footings plan is very important because they need to sustain the ‘dead weight’ of the deck, but also the weight of other people, furniture, and more.

Framing Plan

The framing plan was up to the building codes here in Omaha, NE. As always we want every deck we build to be safe and to outlast us.

Part Three: The Time Schedule

Jason and Meg were not in a rush, and they wanted their deck built right, not fast. They knew how important it is to have everything up to code and safe. Even so, we did our best to move fast so they could get their new decking space sooner.

Oct

On October the 2nd we had our first inspection, and on the 3rd, our clients received their deck replacement proposal.

Nov - Dec

We spent the entire October and November planning the upgrade, and when our clients were ready, we broke ground.

When the preconstruction phase was done, we were all ready to start.

We were ready to start working, but after inspecting the materials received, we noticed the quality was not what we expected. We returned the materials and got the quality we wanted.

We demoed the old deck and already made great progress with framing and installing a part of the decking surface. Even with the materials setback, we were on track.

After a day of hard work, our crew wrapped up the project. We finished the decking surface and installed the railing.

We did a final walkthrough with our clients where we looked for installation errors. Everything looked great, so we shook hands and called it a day.

The construction of this deck took only 2 days, and out client got a brand new deck for Christmas!

Cedar is one of the more affordable decking materials on the market. It’s a beautiful option and it’s also very functional, as it has a natural resistance to moisture.

Cedar Wood Railing With Metal Spindles

This is a ‘better’ option for railing. More durable and beautiful than all wood railing, but less than full aluminum railing. It’s a great option to keep a deck replacement within a tight budget.
