Part One: Initial Consultation
Although not a terrible-looking deck, this space had gone through numerous repairs, stains and sealants.
Our clients, Jason and Meg wanted a more maintenance-free space that they didn’t have to worry about for years.
They found Deck Bros online, and after reading all of our reviews on Google and Facebook, they decided we’re worth a call.
We talked over the phone to see if we’re a good fit for their project, and then scheduled a home visit.
Here's what we found during our on-site consultation...
No brackets on footers
Having no brackets on a footer can cause that post to slip or move until it’s no longer on the concrete footing.
Mildew beneath the deck
While there were no evident signs of rot, beneath the decking surface, on the framing, there was a lot of mildew.
Not very aesthetic
Our clients were not over the moon with how their decking area looked like, even after all the staining and repairs.
Not safely built
Some of the methods used to build this deck were old and not very safe, as the roof not being held with continuous posts.
Part Two: The Design, Planning, Permitting
We created a beautiful design according to Jason’ and Meg’s wishes, ordered all the materials, planned everything out, and pulled the permits. Because this was a complete rebuild, permits were necessary, but we took care of everything.

The framing plan was up to the building codes here in Omaha, NE. As always we want every deck we build to be safe and to outlast us.

We had 2×10 new ledger board, 1/2″ lag screws for it, 12″ o.c. maximum staggered with lateral connection and new flashing for ledger.
Part Three: The Time Schedule
Jason and Meg were not in a rush, and they wanted their deck built right, not fast. They knew how important it is to have everything up to code and safe. Even so, we did our best to move fast so they could get their new decking space sooner.
Aug 2-13th
Jason and Meg reached out late July. On Aug 2st, they got their deck proposal along with our contract. From the 5th to 13th, we took care of the design, plans, permits, and payments.
September
Jason and Meg were not ready to start yet, so the whole September we helped them decide on materials and waited for the permits.
Oct 1st
On Sept. 30th, the homeowners confirmed we’re good to start the very next day, so on Oct 1st we broke ground and demoed the old deck.
Oct 2nd - 6th
On Oct 2nd all the framing was done and we got the cement bags to pour the concrete footings. On the 3rd, decking, railing, and concrete was done. Final inspection was scheduled after the weekend, on the 6th.
Oct 13th
Our clients wanted one more change order to wrap the beam in the posts, and after we got the materials and scheduled the job in, on Oct 13th everything their deck was finished.
Without all the planning behind, the actual deck construction took 3 days!
