Part One: Initial Consultation
Henry and Laurie had lived with their old deck long enough to know it wasn’t going to make it through another Nebraska winter. The boards were weathered, the railings were loose, and water had been finding its way into places it shouldn’t for years.
When they called Deck Bros, they weren’t looking for a patch job. They wanted a bigger, more durable deck built with composite materials that wouldn’t need constant upkeep.
They also wanted matching stairs with a concrete pad and a clean vertical cable railing.
After the pre-construction meeting, we walked away with a clear vision and a plan to get it built right.
Here's what the on-site consultation revealed...

Improper water drainage
Gutter downspouts drained too close to the house, putting the wall framing at risk for rot.

AC mini-split obstruction
A mini-split condenser sat at the corner of the brick foundation where the stairs needed to be.

Tight door clearance
The ledger at the upper entry door had to be set exactly 4 inches below the threshold for a code-compliant connection.

Brick facade spacing
The brick running alongside the stairs ruled out a standard double-sided railing.
Part Two: The Design, Planning, Permitting
We immediately got to work, putting together engineered drawings that accounted for the brick exterior, the tight foundation clearance, and the water damage that had caused problems in the old deck.
Framing plan
Because the house has a brick exterior, the plan called for a Simpson BVLZ-KT4 brick veneer ledger connector. This lets the deck attach securely to the house framing itself, so the deck’s weight never rests on the brick.
Footing plan
Instead of digging traditional concrete footings, the plan specified Diamond Pier footings driven deep into the ground at each support point around the deck’s perimeter and underneath the main beams.
Part Three: The Time Schedule
This project moved from proposal to final walkthrough in about two months.
August 15
We issued the formal proposal to homeowners Henry and Laurie.
August 17
Henry and Laurie signed and approved the contract.
September 3
We held the pre-construction meeting to review the drawings. The old deck was already removed.
September 30
Construction begins. We started on the framing and resolved the Diamond Pier offsets near the foundation.
October 2 - 4
Framing wrapped up, the concrete landing pads were poured, and the composite decking went down. Then, the cable railings went in and we applied the final touches.
October 10
The downspout relocation was complete.
October 13
Final inspections were scheduled and the team walked through the finished deck with Henry and Laurie before collecting the final payment.
