When the soil expands, it lifts. When it dries, it drops. A deck built to reach below that movement and flex with it will stand for decades, while one set on shallow footings starts leaning before the warranty runs out.
Building a deck here comes down to handling three things, the soil, the water, and the structure, and all of it is settled before a single board goes down.
Why Eastern Nebraska’s Ground Won’t Sit Still

Expansive clay holds water like a sponge, and our ground carries a heavy dose of montmorillonite, a mineral that reacts hard to every change in moisture.
When the rain comes, the soil drinks it in and swells upward by several inches above where it sits in a dry month, then gives all of that height back as summer heat draws the moisture out and the ground settles.
Winter adds its own pressure on top, freezing the water still held below grade and heaving the whole mass upward again.
None of that would reach your deck if it floated free above the dirt. It does not. A deck is bolted to footings and support posts driven straight into the moving layer, so every inch the expansive soil travels becomes force on your foundation.
That force is what cracks concrete, tilts posts, and slowly drags a deck away from the house.
The Three Ways Expansive Soil Wrecks a Deck
Almost every failure on expansive clay soils traces back to one of three mistakes, and solid deck construction closes off all three.
One: Footings That Don’t Reach Deep Enough
The frost line here runs deep, at least 42 inches and often closer to 48 in heavy clay. A footing that does not penetrate below stable ground gets lifted by frost and swell and carried wherever the soil goes.
The fix is reaching deep, paired with the right footing. Helical piers, steel posts screwed down past the active layer until they penetrate stable ground or bedrock, are one of the most reliable ways to support a deck on this soil.
Poured concrete works too. You dig the holes below the frost line, set a tube form over a base of sand and gravel, then pour concrete reinforced with rebar, ideally with a belled bottom that flares out to spread the load. Footings laid out on a proper grid spread that weight across the yard.

Two: Water With Nowhere to Drain
Water is the root of the whole problem, so the more of it that pools around your foundation, the harder the expansive soil swells.
A good build moves that water away on purpose. Grade the yard to slope at least five percent away from the deck, so runoff flows toward the street instead of the support posts.
Aim gutters and downspouts well clear of the structure, and add French drains or drainage tile wherever water likes to collect. A bed of crushed rock and loose rocks under the drain tile keeps the flow moving for years.
Keep the ground drier and you pull most of the fight out of it, which is the whole idea behind stopping a deck from shifting on Nebraska soil.
Three: A Frame Too Stiff to Move
Even a deck on deep footings sees some movement, and rigid framing is the first thing to crack when it arrives.
The fix is building in a little give. Brackets rated for slight movement, expansion gaps between the boards, corrosion-resistant fasteners, and pressure-treated posts all let the structure shift with the ground instead of fighting it.
Composite boards, which are basically wood fibers bound in plastic, carry more weight than they look like they should, so your framing has to match the spacing those materials require.
How to Tell If You’re Building on Expansive Soil
You do not need a formal soil report to get a strong read on your yard, because the signs are usually scattered around the property already.
Cracks running through your foundation or your drywall, a garage slab gone uneven, or interior doors that suddenly stick all point to ground that moves. A yard that stays wet long after a storm is another tell, since expansive soil drains slowly and traps water near the surface.
And when the dirt splits into dried-mud cracks during a dry August, that is expansive clay shrinking in plain view.
For something firmer than a hunch, pull a soil report or look up your soil type through the USDA’s soil survey or your county’s planning office, since Douglas and Sarpy both keep soil maps for the region.
What It Costs to Get This Wrong

A custom deck is real money once you add up materials, labor, design, and permits, so it is worth protecting.
Now picture that whole investment tilting, settling, or sinking within five years because the footings were never built for movement. Repairs on a failing foundation routinely run higher than doing the construction right the first time.
Plenty of homeowners give up, tear the concrete slab out, and start over, which is the same problem dressed up as a clean slate. Expansive soil will not soften its stance for a beautiful design, so the only winning move is to build for the conditions from day one.

Far less than the foundation under it. Cedar and composite both hold up fine on a properly built structure, though composite needs less upkeep through our humid summers, when moisture invites mold and mildew on wood.
Can you pour concrete footings in wet soil?
It is risky. A saturated hole can cave in before the concrete lands, and concrete poured into standing water often will not cure right, so it is better to wait out the wet or install a pier system that needs no open hole.
How much does drainage add to the cost?
Somewhere between a few hundred and several thousand dollars, depending on what your yard already has. It is a poor place to economize, since bad drainage can quietly ruin a twenty-thousand-dollar deck and the repairs that follow.
